It's been a while since we've seen something like this (hello, economic downturn!). The empty Asian market near Sheridan and Argyle is where the notice is posted, but we don't know what it refers to when it mentions a "residential two-flat townhouse." In any case, it looks like someone wants to put in more storefronts there. Anyone know anything further about it?
The sign is pretty self-explanatory, one just needs to look past the all-caps lettering.
ReplyDeleteThey're changing the zoning of the property from its current residential(which is RT-4) to community shopping (which is B3-2).
The "residential two-flat townhouse" is simply part of the description for the property's current zoning.
An RT-4 residential zoning allows one to build a something that is a "two-flat, townhouse, multi-unit."
This is only an application to rezone the property, so nothing has happened for sure. The zoning board will have to grant the request, which should have a 'public hearing' where residents can comment on the zoning application before a vote is taken. If you know the address you can find out on the city's building dept website or by calling them.
ReplyDeleteThe Chicago Zoning Map on the city's website already lists 4923 N. Sheridan Road as being zoned B3-2, so it's possible that the amendment has already been approved.

ReplyDeleteZoning map on the internet is notoriously incorrect. That's why there is a disclaimer on it.
ReplyDeleteI would imagine that the property is for sale and the buyer will not settle until he/she is certain they have the zoning they want.
Are you sure it's not for the empty lot on Sheridan and the building that was torn down a couple of years ago?

I live basically right across from this in the Margate Park area... would be nice to see -something- go there. There is so much blight immediately west of us...
