Rehabbed "Hazel Place" Apartments Now Pre-Leasing

Chicago-based Spaces Real Estate today announced the start of pre-leasing at Hazel Place, a 15-unit rental community under construction in Chicago’s Buena Park neighborhood. Located at 4337 N. Hazel St. and originally built in 1901, the three-story brick building is being renovated by Chicago-based Arbor Investment Management LLC, which has retained Spaces as the exclusive leasing brokerage. A decorated model is now available for tour, with first move-ins scheduled for May.

  1. I used to live on the 2nd floor of this building for 15 years up until 2 years ago when all residents got non-renewal notices. The rent my last two years for a 3-bed, 2-bath was $1,650. Judging from the photos of the rehab, the kitchen has been moved up front and combined with a tiny living room; the former living room is now a bedroom; both bathrooms have been enlarged; the back bedroom has been enlarged and now has a walk in closet; the front to back hallway has been widened and the former front hall closet is now gone to enlarge the foyer area and the former kitchen that was in the rear of the apartment has been consumed by the other room enlargements and relocations. I really don't understand why they kept them as 3-bedroom units other than to justify the price. What their pics are trying to sell as a living room is actually about 40 square feet in the same room at the "kitchen along a single wall". I would think that area would be for a kitchen table or breakfast nook, otherwise there's nowhere to eat your food. So, essentially, outside of the bedrooms, there's no living room or common area. They must have kept it as 3-bedroom units to justify the rent. I can't imagine living in these gut rehabbed units at any price, let alone the $2,625/month that is being asked.

    1. i lived on the third floor of that building where the kitchen window faced the side alley back in 2001 there was a huge living room int he front two bedrooms and one bedroom had a bathroom in it. the kitchen had a small nook area for eating . these apartment re-designs are crazy looking. i think we paid $1300 or something like that it was about 600 per person and i had one roommate.

  2. I love how they list in-unit laundry after a nest and echo. As if nests and echos are some how higher priorities lol

  3. $2,625/month for 924 sq ft! WTAF? Oh wait it's near a Target and an Aldi...oh now I get why the rent is so much higher than everything else in the neighborhood.
