The first proposal is slated for the SE corner of Sheridan and Dakin, steps from the Sheridan red line. Plans for the site are as follows:
"Developer and owner of the property, Joe Lamanto, is requesting a zoning change from B1-2 to B3-5 TOD (Transit Oriented Development) with a planned development ordinance for a seven-story, mixed-use building with 120 apartments, and 44 interior parking spaces with a height of 79.83 ft."

"The site, 4654 N. Sheridan Rd, is located two blocks south of Sarah’s Circle’s main facility at 4836-4838 N. Sheridan Road and currently consists of a two story building. The lot size is 7,290 square feet, and the building will have up to 35,700 square feet of space. The first floor will be supportive services space accessible to both Interim Housing and Permanent Housing residents with reception, staff offices, private consultation rooms, a group room, a computer lab, dining, and kitchen space. The second floor will be the main space for the 50-bed Interim Housing program and the top four floors will have 38 ADA accessible studio apartments with full, private bathrooms and kitchenettes. Additionally, there will be some shared community spaces on the residential floors. This new facility will be staffed 24/7 and will have security cameras."

Sarah's Circle hosted a meeting about the zoning change at Sheridan and Leland. At that meeting, an architect from Perkins + Will showed drawings for the proposed building. In addition to being employed by the firm that designed the building, the gentleman indicated that he is on the 46th ward zoning committee. He was specifically asked if he would be voting for a zoning change as that would be a clear conflict of interest. Alderman Cappleman announced that the decision on the zoning change would be made by the local block club, *not* the 46th ward zoning committee. Either this article is mistaken, or, more likely, both the Alderman and the architect made misleading statements.

DeleteKeeping some building because some criminal played pool there makes zero sense. It ain't the Biograph Theater.
I really hope Sarah's Circle is incorrect. We'd be both destroying an amazing building and ensuring an economic dead zone in the Wilson and Lawrence corridors for decades to come.
ReplyDeleteI'm fed up with transit orientated development. It's just a fancy name slapped on projects that are too dense and don't meet the parking requirements. Uptown already has one of the highest population densities and parking rates at and even higher than downtown ($300 a month at some condos) Why make it worse?
ReplyDeleteI find it amazing that the vote on the sarahs circle homeless shelter was approved by those that do not live near this spot. We do not need nor want another shelter in our area of the ward. There are too many. I went to the meeting and heard our block clubs called NIMBYS, but that doesn't seem to really work here folks. Not given the overabundance of free services here.
