Gassman Presents Development For 3800 Block of N. Broadway

Proposed development for the east side of the 3800 block of N. Broadway
Dave Gassman presented his plans for the 3800 block of Broadway at tonight's Zoning and Development committee meeting. Gassman is asking for upzoning to allow the construction of a 6 story building and also a one story addition to the beautiful white terracotta building with eagles adorning its roofline. A zoning decision was not made tonight. Gassman does not own two buildings on the east side of the 3800 block, namely the building housing Subway and another that is home to a dentist office. Gassman also stated that the red brick building on the NE corner of Broadway and Grace WOULD NOT be demolished as part of the development.

  1. While this area could certainly use some improvement, could this developer have picked a worse design? There's a new building that went up near Irving and Western that used brand new glazed white brick. Why could the proposed third story over Starbucks not be glazed white brick instead? I'm not saying brand new terra cotta, but at least put some effort into this.

    Why is the "would" in caps, and not the "not"?

  2. Apologies Brianbobcat,
    I had a splitting headache when I got home from that meeting. Ghosts of Uptown's past have returned and the constant yelling and nonsense got to me. I have fixed the posting.
    Also, it was suggested that the addition over Starbucks be completed in white (glazed brick) to better match the facade. Another person recommended setting the addition back as to not make it so obvious. Dave Gassman, the developer, seems very open to updating the design with suggestions he receives. Also note that this design is extremely preliminary and will be changed. He stated it was more to show the sizing of the building/addition.

    1. I think Alderman Cappleman did a great job keeping the discussion on track and trying to keep things civil and organized. Some people were clearly looking to be a distraction.

    1. It sounded like Gassman wanted to keep as many tenants as he could. Obviously, if a building is demolished, they would have to move out, then move back in. The "eagles" building would be able to remain open during construction but would be subjected to exterior scaffolding.

  4. Yes, it is safe to assume this means goodbye Hearty Boys, goodbye Strawdog, goodbye Lakeview Pantry. We at Hearty Boys have put quite an effort into bettering our neighborhood; along with a great deal of money. The work we are doing will certainly help to push us out.

    2. I have no doubt fantastic new businesses will occupy the space if, for some reason, the former tenants decide to move on. With the Chateau being redone across the street, the new apt building being completed one block south by the iHOP and this, many exciting new businesses will jump at the opportunity to locate here.

  5. This is awful. The best part of the neighborhood is the diversity in the buildings. So lets just make EVERYTHING look the same from street level.
