We have been aware of the proposal since 2022 when it was first submitted under former Alderman Cappleman. The building has continued to percolate over the last 3 years, and is now being built "by right," likely to avoid going through development-phobic Alderwoman Clay's office or the city.
Urbanize Chicago broke the news publicly after Cedar Street's plans were presented to the city's Permit Review Committee. Plans call for a 5 story building with retail and 40 units of residential.
While the remainder of the lot is unfilled at this point, we expect additional buildings to fill the remainder of the lot eventually. Previously, a large garage and a 3 smaller buildings occupied the space running along the tracks on Clifton from Broadway to Lawrence, both of which demoed in the early 1980s for the current parking lot.

We hope this trend continues northward and all of the surface lots in the area are filled with housing!

ReplyDeleteI don't think it makes sense to call the Ward Office development-phobic when it rezoned all of Broadway north of Montrose to C1-5 zoning to make it easier to do by-right transit-oriented development in locations just like this.
ReplyDeleteThis lot was already zoned C1-5 so aside from perusing a high-rise planned development (80+ feet or 100+ units) there would be no reason for Cedar Street to seek a zoning change. At the moment, the biggest constraint to high-rise development on the N Side isn't zoning but finances (hence, already entitled high-rise projects like 3660 N LSD and 4000 N Marine) are stalled!

DeleteThis looks like a solid development that will add vibrancy to the area. This building will be built using the existing zoning, so isn't taller than 5 stories. My hope is that for the northern portion of the site, there will be taller buildings that can be built using the new zoning to have a building 6+ stories.

DeleteYeah because empty parking lots and vacant land is a much better alternative. 🙄 I’m here for new development in our neighborhood! Especially where there used to be thriving businesses back in the day. That strip of Clifton could be so nice if it was actually fleshed out like it used to be.
