Nine Story TOD Proposed For South Parcel Of Stewart School Development

Neighbors living within 250 feet of the upcoming Stewart School Lofts at Broadway and Sunnyside received the mandatory zoning notice of Morningside Development's phase two plans for their property.

Morningside is requesting a zoning change so a 9 story mid-rise transit-oriented development with 144 dwelling units can be constructed on the lot just south of the Stewart School Lofts. Once the Sunnyside entrance to the Wilson L is open, this development would be just steps from the station.

Neighbors are sure to question the 7 parking spaces proposed for the development, but as a TOD, 5% onsite parking is required. Also important to note that the parking lot directly north of Stewart School Lofts is being reconstructed as we speak. Those parking spaces are likely to be available to residents of the proposed mid-rise. No rendering at this time, but we are told Clarendon Park Neighbors will review the proposal soon and pass along their feedback when the project goes before the larger 46th Ward Zoning and Development Committee, likely at the end of November.
