Work Resumes On Leland & Broadway Rehab

At last! Remodeling work has resumed at the 4664-68 North Broadway building. This eyesore and hooker hangout, located at the Broadway and Leland/Clifton intersection, has been subject to a work stop order and building code violation proceedings for months. Contractors confirmed that the building is still owned by the same owner and that the remodeling plans remain the same. The building is being converted to condos (rentals?) with first floor level retail space. Does anyone know of other developments by Mr. Krueger?

  1. Krueger, as in Krueger Real Estate? They have been around forever. Several friends rented from them without complaint in the early 80s and more recently in the early 00s on the 4700 block of Kenmore.

  2. According to my conversation with a person involved it's going to be a rental building absolutely NOT condos and it will be ready in August. That's first hand outside the building 2 weeks ago.

  3. Sure wish it were condos. I have to think at this point that the more concerned and invested homeowners we can bring into the neighborhood, the better.

  4. Stash - in a world where upscale condos downtown are being turned into rentals because of the collapse of the market, are you surprised that a neighborhood project would become rental?

    There are good rentals/renters and there are bad houses/owners. I wish the generalizations would stop, here and elsewhere.

  5. Hmmm. While walking the dog last week, I spoke to one of the contractors, who told me that it was a condo conversion. So long as it is no longer a vacant mess, I will welcome any improvement along that strip of Broadway.

  6. Glad to hear work is progressing! Hopefully it will help transform that corner.

    Rental is fine, as long as it is MARKET rate rental. That's one thing Uptown is lacking.

    neighbors need to stay engaged with tracking that retail space - this is zoned "C" a fairly permissive zoning

  9. The owners Wayland LLC are one of many LLC partnerships between Michael J. Krueger and John Langas based out of their offices at 3720 N Ashland. They contribute regularly to Schulter & the 47th ward org under LakePointe Development. Langas contributes regularly to Tunney & the 44th ward org under Durham Develoment.

  10. Gayle, last week's Trib also spoke of a glut of rentals and some now dispensing with security deposits.

    There may be a glut of condos downtown but given that Uptown averages less than half of the average rate of homeownership, it's not unreasonable to hope for condos here, especially affordable ones.

    Ownership everywhere is going to be perceived as a positive thing. Lending institutions, by the way, frown on lending money to condo buyers in condo associations with rental units in the complex exceeding 15%. Perhaps you can ask them why they 'stereotype' but I suspect their research has something to do with it.
