Updated JDL Maryville Development Plans Presented

JDL presented their updated plans for the Maryville site at Montrose and Clarendon. The main tower (shown above) on the NW corner of Montrose & Clarendon has been reduced in size (260' tall) and number of units. JDL has also lowered the amount of TIF requested to $14M. The second phase, just north at Clarendon and Agatite, would increase in a size (156' tall). A small grocer is slated for the retail space. A dogpark and outdoor pool are planned as just some of the amenities for residents of the building.
A presentation about the potential for Clarendon Park Fieldhouse was also given. Money from the TIF would be set aside to rehab the crumbling fieldhouse. Read the entire JDL proposal at Ald. Cappleman's ward website here.

  1. No. No. No. We don't need more residential. Or another grocery store. And what happened to the NE corner? Is it just going to be empty space now?

    1. I'm pretty sure the NE corner will be added to Clarendon Park after the hospital is torn down. Do we need residential? Define need. If anything, Uptown's amenities and location continue to make it a more desirable place to live. And I doubt any of the businesses in the area would be upset with the additional foot traffic and business that adding several hundred new residents to the mix. However, if your desire is for more people to live in less dense areas with worse public transportation options, I guess this development would be counterproductive.

    2. Anyone know when there's going to be a show-n-tell, details on why so much TIF, and so on. No info alderman's site, just pics. How many apartments? How many cars? Lot's of small grocery and Jewel right here but north Uptown could use a decent grocery store.

    4. The uptown Jewel is terrible, I live a block away and prefer the one in Lakeview. With Dominick's in Edgewater closing, we're going to need something. Just hoping it's not a Wal-Mart

    6. Neighbor filled me in, Buzz but thx for offer. Sounds like the meeting had an identity crisis—a committee meeting or a community meeting? Different protocols.

      I like Jewel too, Irish-like Pirate! Neighbor said 26000 sq ft grocer at new development. That's not really small. TJ's on Lincoln is 24000.

  2. I didn't make it to the meeting but I love the designs. I'm sure there were plenty of the usuals there, who oppose to any proposals. Let's make this happen already!!!!

  4. I wish the tower wouldn't be L-shaped. This type of configuration creates big shadows for a longer portion of the day. It we be better to mass it in one taller, more slender tower.

  5. Yay, let's get rid of that eyesore already. Cheers to moving forward.

    To all the haters: there will always be something to critique. Let's try and be thoughtful and productive rather than statements like: "we don't need more residential".... Tall and slender is inefficient for the developer and the residents. A double loaded corridor 'L' shaped building is about the best bang-for-the buck in high-rise construction. Yes, we do need another grocery store as well as the other commercial in this scope. Look at what the Target has done for Broadway and Sunnyside; the same effect will be realized if a big box grocer moves into this intersection. So close to LSD, so easy to access. I just hope the traffic calming effort at Montrose and Broadway will alleviate the westbound bumper to bumper line of traffic every afternoon. If not, this location will have some serious traffic flow issues.

  7. Matth, contact your block club's representative on the ward zoning and planning committee to get the details you want sorted out. Of course, if you don't live in the ward, you can't get that info--perhaps that's why the alderman keeps telling people to contact their block club's rep.

    And please don't be ridiculous about "we don't need more residential". We do. No developer worth his salt would put as much time and money into planning and building a project like this is he didn't know that he could sell units and lease apartments and commercial space--particularly since banks still aren't doing financing for speculative development very much.

    1. Agree can handle more residential with new CTA station on the way. Where and what kind is key. Cedar's got so many small rental units under development now. How many is that?

  8. Did I look it right that JDL increased podium to 44' which is then higher than all the low rise surrounding it? So it will have four floors rather than 3?
